Mixing business and friends

I have this relatively new friend, who has been nothing but super nice to me. In January we made a business agreement that she purchase a house from my brother who is now out of the country.

 

The agreement was that I collect the monies (monthly installments) on his behalf and the date for the initial payment was 03rd March 2004. To date (15th March 2004) she has not paid me yet. And has promised that she has the monies and would bring it over.

 

I think if she can not make an initial payment then she may not be able to complete this deal. For each month that she is late there is a 10% increase for that month. She is already showing signs of bad payments.

 

Do you think I should confront her on this and cancel the entire agreement, since no money has actually been passed?

It doesn't look like this is starting off well. I would find out if there is a valid reason she hasn't been over. Ex. she was ill, she was taking care of someone ill, death in the family etc. If there is no reasonable explaination I would go with you gut and cancel the deal now before you get too far into it. I don't know where you live but where I live it can take 3-6 months to evict someone.

She came over the same evening that I posted the thread and paid the monthly installment plus the late charges. She even got me a gift and apologied for her tardiness.
