If you have read any of my post you know that my husband isn't living with us due to no work in our area. He is currently living at his mothers house 2 hours away. We have been looking for a house. But we can find a loan big enough to buy what we need. Our relationship is REALLY stained right now.It's been almost 5 months since we have lived in the same house. We are now fighting about how long this is taking and if we have made a mistake with him going away. It's getting harder for both of us but it is REALLY hard for the kids. I thought we were doing everything right. But one of my freinds that wasn't even thing about buying a house 5 month is now living in her own home. This is just killing us. So.... does anyone know how to buy a house? Or to get a good deal? The most we have been told is $108,000 and we need at least $145,000. We have some money saved. I have gone to a first time home buyers course that will help. But, I just don't know what to do. PLEASE ANY ADVICE WOULD BE HELPFUL! If we can find a home should we just give up and have him come home? We are about to be hit by our second hurricane and we just want to be together. Istandalone Posted September 4, 2004 Share Posted September 4, 2004 I am a processor at a mortgage company, and I'm pretty sure that you can get more than $108,000 for a loan. Unless you don't make enough money that is. If you're a first time homebuyer and have low-mid income, you should be able to get an FHA loan. Then you will need 3% of the sales price as a downpayment. Sometimes, you can find 100% financing through "my community mortgage" but the rate isn't that great. What we recommend for first-time homebuyers is a downpayment assistance program. How it works is like this: you make an offer on the property you wish to buy. In the contract, you state that the seller must pay all closing costs including the downpayment. (Up to 6%) Instead of offering a lower sales price, you would make an offer at the current list price. That way, the sellers will be more willing to contribute to your closing costs. The programs available are Neighborhood Gold, Nehemiah, and Futures Home Assistance to name a few. Your real estate agent should be familiar with how these programs work and will know how to draw the contract accordingly. It's a win-win situation for everyone! The realtors get a higher commission, the sellers get full asking price (the contribution is tax deductible!) and you don't have to bring any money to closing! Call a few local mortgage companies to see what they can offer. If you are tight on your debt ratios (the amount of income opposed to your bills) then you may want to see about doing a FHA ARM. The rate is a lot lower to start, and adjusts annually. It's a good way to get into a house at first, but you'll want to refinance in a year for a more stable rate. Anyhow, I hope this helps.
